Every member of our team plays a key role in ensuring your project runs smoothly from start to finish and that you always feel informed, supported, and confident throughout the process.
1. Getting Started
Whether it’s your new home, an extension to your existing one, or a development project, we’re here to provide all the information you need to get started.
The very first step with us will give you the confidence and clarity you expect from a builder to move your project forward.After your initial enquiry, we’ll ask a range of questions to better understand your needs. This allows us to offer project-specific guidance on how we can begin your building journey together.
2. Packages and Information
Site Visit & Estimate
We understand that you may not be ready to commit to the cost of architectural drawings and engineering plans, especially when you have no idea what your vision might cost to build and to be honest, we wouldn’t recommend starting with drawings either. Too often, we see clients invest valuable time and money into design and planning, only to engage a builder at the final stage for pricing and discover the cost is well outside their budget. Unfortunately, by then, the architectural plans often can’t be delivered within what the client is willing or able to spend.
That’s why we offer and encourage a Site Visit & Estimate as a valuable first step in your building journey. This approach helps you gain clarity on feasibility and budget early on, before committing to detailed design work, setting your project up for success from thevery beginning.
Architectural Package
Following the Site Visit & Estimate, if you’re happy that the estimated cost aligns with your budget and you’re ready to move forward, the next step is our Architectural Package. We’ll provide you with a fixed price for this package. Once accepted, we’ll engage our architect, who will meet with you to begin designing your dream build.
In the early stages, you’ll typically receive 2-3 concept drawings. Having your builder involved during this phase is a major advantage. We’ll work alongside the architect to ensure the design aligns with your budget and buildability. We may flag rooflines that could significantly increase costs, access issues that impact construction logistics, service locations that don’t suit the site or existing infrastructure etc, we will continue to revise and advise on all of the concept drawings so that we help to ensure there is a clear understanding of the project.
As your builder, we’re here to offer honest, transparent advice. We’ll highlight potential challenges early and suggest alternative solutions that may be more practical or cost-effective—without compromising your vision. Once your design is finalised, we’ll move on to preparing your Fixed Cost Proposal, bringing us one step closer to starting your build!
3. Estimates and Site Visits (if you don’t already have full architectural drawings)
Engaging Us for a Cost Proposal
When you engage M.M Constructions for a Cost Proposal, you’ll receive a detailed and transparent overview of your project built specifically around your plans, scope, and budget. We begin by providing a fixed price for the preparation of your proposal. This fee is fully deductible from your construction cost should you choose to proceed with us.
The Fixed Cost Proposal service includes:
• An initial site visit with Mick, our registered builder
• Any additional site visits required throughout the proposal process
• Expert advice on your plans, drawings, and potential cost savings
or more efficient construction approaches
Our process includes:
• Detailed material take-offs
• Sourcing real-time quotes from suppliers and subcontractors
• Tailoring every cost to your specific site, design, and requirements
This thorough approach ensures your proposal is realistic, reliable, and reflective of the true cost, giving you the confidence to move forward without surprises. You’ll also receive personalised service, including a one-on-one consultation with Mick, who will review your plans, answer your questions, and guide you through the next steps.
Preparing a detailed, accurate quote takes time, expertise, and resources—which is why we charge a small fee for this service. However, should you proceed with M.M Constructions for your build, this fee will be fully credited towards your construction deposit. Our goal is simple, to deliver a project that meets your expectations, on time, on budget, and to an exceptional standard.
Why We Charge for This Service
We’re committed to delivering the highest standard of accuracy, quality, and transparency in every proposal we produce. While some builders offer free quotes, these are often based on rough square-metre rates or generic assumptions—not actual data. The result? Unrealistic expectations, cost blowouts, construction delays, and potential disputes. We do things differently.
Below is a summary of the documents information and inclusions you will receive:
Cost Proposal
A comprehensive breakdown of the full project cost based on your final plans and specifications.
Inclusions Document
A detailed list of all fittings, fixtures, finishes, and materials included in your build.
Provisional Sum & Prime Cost Allowance Document
An outline of any items that cannot yet be precisely quoted—such as those dependent on final selections or site-specific conditions.
Next Steps Document
A clear summary of the process following acceptance of the proposal, including an estimated start date, build duration, and key construction milestones.
4. Cost Proposal
Once your full architectural drawings are complete, we will provide a price to prepare your Fixed Cost Proposal.
This proposal includes:
• A comprehensive and transparent costing of your project
• All Provisional Sum Allowances and Prime Cost Items clearly outlined
• A detailed Inclusions Document, listing everything that’s included in the build
• A Next Steps Document, outlining the estimated start date, build timeframe, and what happens after acceptance
This stage gives you complete clarity and confidence before committing to construction. With all costs and expectations clearly laid out, you’ll be fully informed and ready to move forward with your build.
We offer the three packages above as separate, stand-alone stages and there’s a good reason for that. At any point, you can choose to pause or not proceed to the next stage.
This gives you the flexibility to manage your budget and expectations without committing to a costly, all-in-one package upfront, only to later discover that your desired design isn’t feasible or affordable. Our step-by-step approach is designed to provide cost-effective flexibility, clarity, and transparency, while giving you peace of mind that you’re making informed decisions. It allows you to move forward at your own pace, with the confidence that your building journey is being handled with care and professionalism.
We love seeing potential clients become actual clients, taking all three steps and signing their building contracts with full confidence. The reassurance that comes from this three-step process is invaluable, giving you the time and space to progress with the right information and the certainty that your project is achievable.
Of course, you can join our 3-step process at any stage. You may already have a concept design or completed architectural drawings, or perhaps you’re planning a renovation that doesn’t require full architectural plans. Whatever stage you’re at, we can accommodate your needs. For clients who are ready to move forward, we’re more than happy to provide a Fixed Cost Proposal to get your project underway.
5. Contracts
Signing Contracts & Starting Building Preliminaries. Once contracts are signed, the building journey officially begins!
We use HIA Building Contracts, which are industry-standard and tailored specifically to your project. These contracts will be carefully prepared with all project-specific details included, ensuring transparency and clarity from the outset.
Following contract signing, we will issue an invoice for the building deposit and immediately begin organising the necessary building permit and other preliminary requirements to get your project underway. This marks the exciting start of turning your plans into reality—and we’re with you every step of the way.
6. Building Pre Construction, Permits & Insurances
Building Insurance, Permits & Pre-Construction Coordination
Once contracts are signed, we take care of all required building insurances including your domestic building warranty insurance, a crucial step that protects you as the client. This insurance must be in place before any work can commence onsite and is an essential part of your building journey.
Casey, who manages all of our building administration, will guide you through the building permit process. She will handle the preparation and submission of all necessary documentation, liaise with our private building surveyor, and coordinate with the local council and water authority to ensure we meet all regulatory requirements. Her goal is to make sure nothing stands in the way of a smooth start onsite. During these early stages, there’s often a significant amount of documentation and information shared, this is completely normal and a vital part of setting your build up for success.
To keep things clear and organised, Casey will also prepare a detailed construction schedule and Gantt chart, providing live updates on your project’s progress, projected timelines, and key milestones. We will schedule regular site visits, giving you the opportunity to walk through the build, ask questions, and stay connected with the process. With Mick overseeing the construction and Casey managing the administration, you can feel confident knowing your project is being handled with clarity, transparency, and care from start to finish.
7. Construction
Construction Begins – Bringing Your Dream to Life
Now the exciting part begins—building your dream home or extension! We’ll make a start onsite and keep you updated every step of the way. Throughout construction, there will be regular communication from Mick, who will provide updates on progress, timelines, and any key developments.
The M.M Constructions team, including our skilled in-house carpenters, will be onsite with a clear understanding of your project and ready to get to work. You can expect that one of our team members will be present onsite almost every day. Along with Mick, they will coordinate with subcontractors and suppliers to ensure that everything runs smoothly and to plan. Our focus during this stage is maintaining quality, communication, and consistency, so you feel confident and informed throughout the build
8. Final Walkthrough, Completion & Handover
The Final Product – Handover & Celebration
At the completion of your build, we’ll organise a final walkthrough. This onsite meeting will be conducted by Mick alongside you, our clients, and will involve a detailed inspection of your new home. During this walkthrough, any defects or concerns can be raised and will be actioned promptly to ensure everything is finished to the highest standard.
Once all final works are completed and approved, we’ll book in a Handover Date and prepare for the official Final Handover. If you’re working with a bank, they will require a Final Inspection Certificate, which we will provide in order for the final payment to be released.
After the final payment has been received, we’ll meet onsite for the Final Handover. At this stage, we will hand over all keys, warranties, and relevant documentation. And, of course, to mark this special occasion, we’ll have a cold glass of champagne ready for you to enjoy as you take ownership of your beautiful new home.
